Don't worry - with the right preparation and local knowledge, you will come a long way.<\/p><p data-start=\"922\" data-end=\"1086\">In this guide, you will read step by step how buying a property in Spain works, what to look out for, and how to avoid falling into the familiar pitfalls.<\/p><h2 data-start=\"753\" data-end=\"790\">1. Start with a clear plan<\/h2><p data-start=\"1132\" data-end=\"1260\">Before you enthusiastically start looking at houses, it is important to have clarity <strong data-start=\"1215\" data-end=\"1243\">what kind of property you are looking for<\/strong> and above all <strong data-start=\"1247\" data-end=\"1257\">why<\/strong>.<\/p><p data-start=\"1262\" data-end=\"1386\">Do you want a holiday home, emigrate or invest in a rental property? That will determine which region and type of house suits you.<\/p><p data-start=\"1262\" data-end=\"1386\">By clearly outlining your goals and requirements in advance, you can search in a focused way and avoid getting caught up in too many options or beautiful properties that don't ultimately fit your plans. It is also a good basis for working more easily with a property finder or estate agent later on, so they know exactly what you are looking for.<\/p><p data-start=\"1388\" data-end=\"1622\">The <strong data-start=\"1391\" data-end=\"1407\">Costa Blanca<\/strong> - and in particular <strong data-start=\"1422\" data-end=\"1449\">D\u00e9nia, J\u00e1vea and Moraira<\/strong> - is very popular for its mild climate, nature and good facilities. Calculate well<\/h2><p data-start=\"1692\" data-end=\"1827\">At the <strong data-start=\"1700\" data-end=\"1734\">buying a property in Spain<\/strong> come with additional costs, on average about <strong data-start=\"1777\" data-end=\"1787\">10-14%<\/strong> of the purchase price. These consist of:<\/p><ul><li data-start=\"1830\" data-end=\"1888\"><strong data-start=\"1830\" data-end=\"1860\">Transfer tax ITP<\/strong>\u00a0or <strong data-start=\"1864\" data-end=\"1871\">VAT (region-specific)<\/strong>; For existing dwellings (resale), the Comunidad Valenciana applies a <strong>ITP<\/strong> from <strong data-start=\"417\" data-end=\"425\">10 %. <\/strong>With new construction, you pay <strong data-start=\"417\" data-end=\"425\">VAT (IVA) 10 %<\/strong><\/li><li>In addition, in new construction: <strong data-start=\"586\" data-end=\"600\">stamp duty<\/strong> (AJD) of <strong data-start=\"611\" data-end=\"620\">1.5 %<\/strong> in the Comunidad Valenciana. stamp duty, or document tax, you pay specifically on official notarial deeds of new construction or other legal documents.<\/li><li><strong>Notary fees<\/strong> <strong>and registration fees<\/strong>; <strong>~0.2 - 0.5% <\/strong>of the purchase price<\/li><li data-start=\"1939\" data-end=\"1985\"><strong data-start=\"1939\" data-end=\"1957\">Lawyer fees<\/strong> and any translations. ~<strong data-start=\"2029\" data-end=\"2035\">1%<\/strong> of the purchase price<\/li><\/ul><p data-start=\"1987\" data-end=\"2129\">In addition, there are annual charges such as the <strong data-start=\"2032\" data-end=\"2064\">IBI (property tax)<\/strong>, insurance and common charges at flats.<\/p><p data-start=\"2131\" data-end=\"2283\">\ud83d\udca1 <strong data-start=\"2134\" data-end=\"2142\">Tip:<\/strong> Also count water, electricity and internet connections in your budget. These often need to be reapplied for or converted after the sale.<\/p><h2 data-start=\"1755\" data-end=\"1875\">3. Financing and payment<\/h2><p data-start=\"2335\" data-end=\"2642\">Non-residents (non-residents) in Spain can usually <strong data-start=\"2395\" data-end=\"2416\">up to 70% mortgage<\/strong> get.<br data-start=\"2425\" data-end=\"2428\" \/>Make sure you get a <strong data-start=\"2497\" data-end=\"2552\">NIE number (N\u00famero de Identificaci\u00f3n de Extranjero) <\/strong>applies and a <strong data-start=\"2459\" data-end=\"2483\">Spanish bank account<\/strong> opens. Without them, you cannot buy a house or perform notarial acts.<\/p><p data-start=\"2644\" data-end=\"2850\">Applying for a Spanish mortgage often takes longer than in the Netherlands, so start early. I can help you by contacting reliable banks and financial advisers.<\/p><p data-start=\"2644\" data-end=\"2850\"><strong>What is an NIE number and why is it so important?<\/strong><\/p><p data-start=\"2644\" data-end=\"2850\">A <strong data-start=\"83\" data-end=\"97\">NIE number<\/strong> (N\u00famero de Identificaci\u00f3n de Extranjero) is a unique identification number for foreigners in Spain. It is essential for almost anything to do with living, working or buying in Spain. Without an NIE, for example, you can <strong data-start=\"329\" data-end=\"427\">not buy a house, open a bank account, sign a contract or take care of tax matters<\/strong>. Even when delivering parcels, they ask for this number. So it really is your personal key to be officially active in Spain.\u00a0<\/p><h3 data-start=\"1380\" data-end=\"1413\">\u00a0<\/h3><h2 data-start=\"1380\" data-end=\"1413\">4. Check the legal side<\/h2><p data-start=\"2892\" data-end=\"3100\">The <strong data-start=\"2895\" data-end=\"2932\">legal control of the property<\/strong> is essential in Spain. Always have a <strong data-start=\"2974\" data-end=\"2989\">Note Simple<\/strong> (property survey) so you know who officially owns the house and whether there are any debts on it.<\/p><p data-start=\"3102\" data-end=\"3238\">Also check that <strong data-start=\"3120\" data-end=\"3164\">all building elements are legally registered<\/strong> - outbuildings or swimming pools are not always in the cadastral records. Sometimes the swimming pool is already registered and the house is not yet.<\/p><p data-start=\"3240\" data-end=\"3489\">Because the Spanish notary mainly supervises the signature but does not do an in-depth check, a <strong data-start=\"3343\" data-end=\"3370\">independent lawyer<\/strong> indispensable. Reservation contract: the first step to security<\/h2><p data-start=\"3544\" data-end=\"3780\">When you have found a property, often a <strong data-start=\"3596\" data-end=\"3642\">Booking contract (Contrato de Reserva)<\/strong> prepared.<br data-start=\"3653\" data-end=\"3656\" \/>You then pay an advance (usually <strong data-start=\"3694\" data-end=\"3721\">between \u20ac3,000 and \u20ac6,000<\/strong>) which temporarily removes the property from the market.<\/p><p data-start=\"3782\" data-end=\"3931\">This shows that you are serious, but you still retain room to abandon the sale if legal or construction issues arise.<\/p><h3 data-start=\"2362\" data-end=\"2391\">\u00a0<\/h3><h2 data-start=\"2362\" data-end=\"2391\">6. Provisional sales contract<\/h2><p data-start=\"4006\" data-end=\"4115\">The next step is the <strong data-start=\"4030\" data-end=\"4057\">preliminary contract of sale<\/strong>, setting out the main conditions:<\/p><ul data-start=\"4116\" data-end=\"4213\"><li data-start=\"4116\" data-end=\"4154\"><p data-start=\"4118\" data-end=\"4154\">Purchase price and payment terms,<\/p><\/li><li data-start=\"4155\" data-end=\"4176\"><p data-start=\"4157\" data-end=\"4176\">Transfer date,<\/p><\/li><li data-start=\"4177\" data-end=\"4213\"><p data-start=\"4179\" data-end=\"4213\">Any resolutive clauses.<\/p><\/li><\/ul><p data-start=\"4215\" data-end=\"4430\">With this contract, you usually pay <strong data-start=\"4250\" data-end=\"4274\">10% of the purchase price<\/strong> as a down payment.<br data-start=\"4291\" data-end=\"4294\" \/>If you then withdraw without a valid reason, you lose this amount. If the seller does, he has to pay back double the amount.<\/p><p data-start=\"4432\" data-end=\"4558\"><em>Tip: Have this contract <strong data-start=\"4450\" data-end=\"4508\">always check by your lawyer.<\/strong>\u00a0Small mistakes here can have big consequences.<\/em><\/p><h3 data-start=\"2489\" data-end=\"2520\">\u00a0<\/h3><h2 data-start=\"2489\" data-end=\"2520\">7. Common mistakes<\/h2><p data-start=\"5106\" data-end=\"5191\">Buying a property in Spain is a fantastic adventure, but watch out for these pitfalls:<\/p><ul data-start=\"5192\" data-end=\"5355\"><li data-start=\"5192\" data-end=\"5248\"><p data-start=\"5194\" data-end=\"5248\">Rely on photos only (always go and see for yourself).<\/p><\/li><li data-start=\"5249\" data-end=\"5298\"><p data-start=\"5251\" data-end=\"5298\">Don't hire a lawyer.<\/p><\/li><li data-start=\"5299\" data-end=\"5355\"><p data-start=\"5301\" data-end=\"5355\">Thinking that \u201cit works the same here as in the Netherlands\u201d.<\/p><\/li><\/ul><p data-start=\"5357\" data-end=\"5476\">By being well prepared and having independent guidance, you avoid disappointments as well as expensive surprises.<\/p><h3 data-start=\"2825\" data-end=\"2845\">\u00a0<\/h3><h3 data-start=\"2825\" data-end=\"2845\">Tip from Marion<\/h3><p data-start=\"2846\" data-end=\"2976\">\u201cTake time to get to know the area.
