What do you get for your money on the Costa Blanca North?
Those who dream of a place in the sun will sooner or later land at the Costa Blanca North.
A region where the air smells salty, the Montgó towers over the landscape like a giant
and house prices tell a surprising amount about the atmosphere of each coastal town. Because if you want to buy a house in the region, you also want to know what property prices Costa Blanca North will do in 2025-2026.
Dénia, Jávea and Moraira: three neighbouring towns, three totally different characters
Dénia is lively, Spanish and slightly more kindly priced.
Here you pay on average €3,180 per sq m.
In return, you often get more land, more metres or a house with character from townhouse to villa on the Montgó.Jávea (Xàbia) is the balance-seeker: international atmosphere, beautiful bays, slightly fancier.
With an average price of €3,820 per sq m pay a little extra here for the views and allure of neighbourhoods like Tosalet or La Corona.Moraira finally is the “boutique” of the three: quiet, well-kept, full of villas with infinity pools and panoramic sea views. The average price there ticks €4,161 per sq m to the region's highest.
In short: three places within 30-40 minutes' drive, but a world of difference in price and experience.

What do we actually mean by price per square metre?
The amounts mentioned are about living area, not about a separate tight calculation of plot and living area as we are used to in the Netherlands.
In Spain, Costa Blanca we use the average price per m² of built-up living space, i.e. what is actually under the roof. As a result, a large garden depresses the average sqm price, while a luxury flat with a sea view drives up the price. Handy to know when comparing online!
What can you buy from city flat to designer villa
For €250.000 - €400.000 can be found in Dénia nice flats with pool, sometimes even within walking distance of the beach.
Around the €700.000 - €900.000 buy a modern family villa with views of Montgó or Las Rotas.
In the premium segment - from €1 million and above - begins the world of designer villas: glass, light, sea views, privacy. In Moraira and Jávea these are often architectural showpieces on smaller plots,
while in Dénia sometimes get that extra plot or view for the same budget.
Why Dénia stands out
What makes Dénia special, is the mix of Spanish life and room for money.
You live among the locals, with tapas bars on the corner and the sea never far away.
And while prices are rising, Dénia remains attractive for those looking for more than an investment, for those who really want to live and not just own.

The housing market on the move
Demand for housing across the region, especially for energy-efficient and move-in ready homes.
The top segment, luxury villas around or above one million is smaller but stable:
Buyers consciously come for the lifestyle, not just for returns.
And that is exactly what makes the Costa Blanca North so strong: it is not just a place to buy,
but a place to life.
“One square metre is not the other”
A square metre with sea view or privacy on the hillside costs more, but often feels worth more.
Those who buy smart look not only at price per sq m, but at location, sunshine, views and tranquillity.
Dénia, Jávea and Moraira each offer their own balance between price and experience -
the trick is knowing where the balance lies for you.
